At Orion Appraisals it’s our goal to provide valuation analyses and insights at a price point that can’t be obtained from other commercial appraisal firms. We go above and beyond client expectations with accurate, reliable, and defensible commercial appraisal reports that are thoroughly researched, well supported, and easy to read. 

An appraiser’s opinion of value is only as reliable as the data that’s used in the appraisal. For commercial appraisal reports that will be heavily scrutinized by courts, tax authorities, financial institutions, and other government entities, our appraisers will verify all data firsthand by speaking with buyers, sellers, brokers, and other informed parties. To assist the client and other readers, all support for the appraiser’s analyses, opinions, and conclusions is appropriately summarized and communicated throughout the appraisal report.

However, other users may not require this level of detail and analysis in their appraisal report. For these users, and for price-sensitive clients, we may be able to offer an abbreviated version called a “restricted appraisal report”.  This type of report requires the same level of research and high-quality analysis, but is reported in a shorter format, which will reduce the cost of the report.

We stay on top of current market trends, while having access to a large database of comparable sales and rental information. We conduct regular surveys and interviews with our network of real estate professionals to stay informed on current market conditions and value trends. The result is an appraisal report at a value that can’t be obtained from any other firm.

Our President, Joe Sullivan, has also obtained his MAI designation.  The MAI designation is a prestigious designation awarded by the Appraisal Institute to those appraisers that have shown a high level of appraisal expertise through a series of coursework, exams, demonstrations, and experience hours.
